Needing your home measured? Let us help.
Home remodels and inaccurate estimates on public records can affect a property's value — and a potential buyer's interest in it. We see public records being different from actual home size very frequently and depending on the difference, can significantly effect your home's value. Let Wulf Appraisal Corp. be your choice for measurement services Get a quote onlineWhat are floorplan services?Home measurement services are just what they sound like: Based on what you want, an appraiser will measure your home's dimensions and area, then draw a floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when disputing property taxes or selling a property. How does a floorplan service work?During a measurement or floorplan service, an appraiser takes measurements of the home or property with a laser measuring device (accurate to 1/32 of an inch). As they tour the property, they make note of the layout of the rooms and other features, like stairs, patios, and fireplaces. They may sketch the property. Then, the appraiser creates a report and a floorplan showing the total living area and the general layout of the home. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more. When do I need a floorplan service?Real estate taxesTax records often reflect inaccurate area of a property because the values can come from various sources, and sometimes go unverified, even with brand new homes — meaning you may be taxed for more square footage than you have! Unless a certified/licensed appraiser has executed a recent evaluation or home measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before contesting your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth. Putting a home up for saleA home floorplan service can ensure that you're paid fair market value for your property. Square footage is one of the biggest factors potential buyers consider when purchasing a home — but since these values are frequently approximated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your property as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to reference a previous appraisal or measurement service executed by a certified appraiser (after any updating that may have affected square footage).
